Think like a buyer and their insurer
Buyers' insurers and lenders look closely at the roof, windows, electrical, plumbing and air conditioning. Items that make a home harder to insure can slow a sale or lead to renegotiation.
Start with the big systems
Gather ages and permits for your roof, AC, water heater and windows or shutters. Have any recent wind mitigation or four-point inspection ready. Fix the source of any moisture problems before buyers see them.
Small fixes that stand out
Fresh neutral paint, working lights, repaired screens, clean grout, serviced pool equipment, trimmed landscaping and pressure-washed surfaces all photograph well.
Projects you can usually skip
Big remodels right before listing rarely pay off on a short timeline. Clean, working and well-presented usually beats half-finished or very personal updates. Condo sellers should request association documents early, since buyers will ask for them.
