In a condo market, the building gets reviewed first
Condominiums make up a large share of Deerfield Beach housing, and lenders approve the building before they approve you. The review covers reserves, insurance, owner-occupancy ratios, milestone inspection status and any litigation. Some buildings qualify easily; others only work with portfolio lenders at different pricing, and a few won't qualify at all.
Practical advice: give your lender the building's name before you write the offer. Financing surprises at the building level are avoidable with one early question.
What drives your rate
Credit score, down payment, loan type, loan size and the day you lock shape your rate, and the underlying market moves daily. Points buy a lower rate with cash at closing; lender credits trade a higher rate for lower costs upfront. Which is right depends on how long you'll keep the loan.
Active-adult communities and financing
Deerfield's large active-adult communities are generally financeable, but each has its own rules, fees and financials that lenders review. Request the association's documents early and share them with your lender — especially if you're considering a smaller building.
Shop three lenders, one day, line by line
Request Loan Estimates from at least three lenders on the same day and compare rate, points and fees side by side. Weekly rate surveys show the trend; your Loan Estimates show your deal. A single teaser number is not a comparison.
