What Boca Raton Sellers Should Fix Before Listing

The repairs and preparation that matter most to Boca Raton buyers, inspectors, and insurers — and the projects you can usually skip.

Think like a buyer — and their insurer

In South Florida, buyers are not the only ones evaluating your home. Their insurance company and lender will look closely at the roof, windows, electrical, plumbing, and air conditioning. Items that make a home harder or more expensive to insure can slow a sale or lead to renegotiation after inspection.

Address the big-ticket systems first

Gather the ages and any permits for your roof, air conditioning, water heater, and windows or hurricane shutters. If you have a recent wind mitigation or four-point inspection, have it ready. If something is clearly near the end of its life, it is worth talking through whether to replace it, credit for it, or price accordingly.

Look for signs of moisture — stained ceilings, soft drywall, musty closets — and fix the source. Buyers and inspectors in a humid climate pay close attention to these.

Small repairs that make a big impression

Fresh neutral paint, working lights, repaired screens, clean grout, serviced pool equipment, and trimmed landscaping all photograph well and reduce the list of little items buyers notice. Pressure-washing the driveway, roof, and pool deck is often one of the most visible improvements for the effort.

Projects you can often skip

Large remodels right before listing rarely make sense on a tight timeline. Buyers often have their own taste in kitchens and baths. Clean, working, and well-presented usually beats half-finished or highly personal updates.

For condo sellers

Request your association's documents, budget, and any inspection or reserve reports early, since buyers and lenders will ask for them. Knowing about upcoming assessments before you list lets us address them upfront.
