The 20% myth
You do not need 20% down to buy a home. Conventional loans allow down payments in the low single digits for qualified buyers, FHA loans require 3.5% down, and VA loans offer zero down for eligible service members and veterans. Plenty of Boca Raton buyers close with far less than 20%.
What 20% buys you is the absence of mortgage insurance on a conventional loan and a smaller monthly payment. It is a trade-off, not a requirement.
Boca's price points change the math
In higher-priced markets, the percentage matters less than the dollar figure: five percent of a luxury price is still a significant amount of cash. Many Boca buyers fund their down payment from the sale of a home elsewhere, investment accounts, or gift funds from family — all of which are common and all of which lenders simply document differently.
Gift funds are allowed on most loan types, but lenders require a paper trail showing where the money came from and that it is truly a gift, not a loan. Moving money around without documentation is one of the most common closing delays, so keep everything traceable.
Down payment assistance is worth asking about
Florida and local programs exist that assist eligible buyers with down payment and closing costs, often for first-time buyers within income and purchase-price limits. Many buyers assume they won't qualify and never ask. Mortgage lenders in the area know the current programs — ask early, because assistance funds are often limited and handled first-come, first-served.
Think in total monthly cost, not just down payment
A bigger down payment lowers your payment and may remove mortgage insurance, but draining your savings to get there leaves nothing for the moving truck, furnishings, or the first surprise a coastal home presents. The right number is the one that keeps both your payment and your reserves healthy.
