Two very different feels
East Boca Raton puts you closer to the beach, downtown and Mizner Park, with a mix of older single-family streets, waterfront homes along the Intracoastal and high-rise condos. West Boca, beyond I-95 and toward the Turnpike, is largely made up of planned communities, many of them gated, with newer construction and community amenities.
Questions to ask yourself
How often do you want to be at the beach or downtown? Do you prefer a neighborhood with its own clubhouse and HOA rules, or an established street with more individual character? How long of a daily drive works for you?
Costs beyond the price
East of I-95, flood zones, seawalls and older roofs deserve extra attention during inspections. In the west, look closely at HOA fees, what they cover and any membership requirements for community clubs.
Let's compare in person
The best way to decide is to tour both. I'll help you set up a day that shows you each side of Boca Raton side by side.
