Condo vs. Single-Family Home in Boca Raton: What to Know

Association rules, maintenance, insurance, and lifestyle — the practical differences between buying a condo and a single-family home in Boca Raton.

Two very different ways to own

Boca Raton offers both in every part of the city — oceanfront and downtown condominiums near Mizner Park and A1A, and single-family homes in neighborhoods like Old Floresta, the Golden Triangle, and the gated communities out west. The right choice usually comes down to how much maintenance you want to handle, how you plan to use the property, and how you feel about association rules.

Owning a condo

With a condominium you own your unit and share ownership of the building and common areas. Monthly association fees typically cover things like building insurance, exterior maintenance, common-area upkeep, and reserves for future repairs. That can make a condo a comfortable lock-and-leave option for seasonal residents.

Before you buy, review the budget, reserves, recent meeting minutes, and any planned or past special assessments. Florida's condominium safety laws require inspections and reserve funding for many older coastal buildings, which can affect what owners pay. Also confirm leasing, pet, and renovation rules — they vary widely from building to building.

If you are financing, ask your lender early whether the building meets its approval requirements. Some buildings are harder to finance than others.

Owning a single-family home

A single-family home gives you more control over the property, more privacy, and usually more space — but the roof, windows, landscaping, pool, and insurance are your responsibility. Many Boca single-family homes are also in HOAs, so you may still have architectural guidelines and dues, just usually lighter than a full-service condo.

Budget for insurance, which depends heavily on the age of the roof, the type of windows and storm protection, and the property's flood zone. Getting quotes during your inspection period helps you compare the true monthly cost.

Questions to ask yourself

Will you live here full-time or part of the year? Do you want to rent it out? Do you want a yard or a pool, or would you rather walk to the beach or downtown? How comfortable are you managing contractors and repairs? Your answers usually point clearly to one option.
