Closing Costs in Pompano Beach: Budgeting for Waterfront and Condo Purchases

Standard closing charges plus the extras that come with waterfront and association purchases — what Pompano Beach buyers should expect to pay.

The standard charges

Expect lender fees (origination, underwriting, appraisal), title charges (search, title insurance, settlement), government recording fees and Florida transfer taxes, and prepaid escrow items — first-year homeowners insurance, several months of property taxes and prepaid interest. Buyers commonly budget a low single-digit percentage of the purchase price; your Loan Estimate states the exact figures.

Waterfront extras

Flood insurance, where required, is typically paid for the first year at closing. Marine and seawall inspections, and sometimes an updated survey, are paid along the way and are worth every dollar on a canal property. Budget for them during the inspection period.

Condominium extras

Beachfront and near-beach condo purchases — including the buildings along A1A around the pier and Fishing Village — add association application fees, transfer fees and an estoppel certificate confirming the seller's account standing. Some buildings charge move-in deposits. Request the association's fee schedule early so the closing statement matches what you expected.

Negotiating and protecting your funds

Seller credits toward closing costs are negotiable in the purchase contract, and lender credits can trade a slightly higher rate for lower upfront costs. And always verify wiring instructions by phone, with a number you looked up yourself, before sending money — wire fraud targets buyers at closing.
